 Welcome to BP Stays (“we,” “our,” or “us”). By making a reservation, staying at our properties,
or using our services, you agree to these Terms and Conditions. Please read them carefully as
they outline your rights and responsibilities, as well as ours, to ensure a clear and enjoyable
experience for all parties

1. Reservations and Payments

• Booking Confirmation: All bookings are subject to availability and are confirmed upon receipt of full or partial payment as specified during the booking process.
• Payment Methods: Payments are processed securely through Mews Payments. We accept major credit cards and other payment methods as listed on our website.
• Chargebacks: Any chargebacks initiated without prior communication and reasonable cause may result in legal action to recover funds and associated costs.

2. Check-in and Check-out Policies

• Check-in Time: 4:00 PM
• Check-out Time: 11:00 AM
• Early Check-in and Late Check-out: Available upon request and subject to additional fees.
• Identification: Valid government-issued ID is required at check-in.

3. Cancellation and Refund Policy

Standard Rate:

• Payment Terms: 50% payment at the time of booking and 50% seven days before arrival.
• Refund Policy: 50% refund of full stay amount up to seven days before arrival.
• Security Deposit: $200 pre-authorization hold one day upon arrival.

Non-Refundable Rate:

• Payment Terms: 100% charge at the time of booking, non-refundable.
• Security Deposit: $200 pre-authorization hold 1 day upon arrival.

4. Guest Responsibilities

• Property Use: Guests must use the property for lawful purposes only and in accordance
  with all applicable laws and regulations.
• Maximum Occupancy: Each property has a specified maximum occupancy. Exceeding
  this limit may result in additional charges or termination of the stay without a refund.
• Noise Policy: Excessive noise or disturbance to other guests or neighbors is strictly
  prohibited. Failure to comply may result in eviction.
• Damages: Guests are responsible for any damages caused during their stay. Costs for
  repairs or replacements will be charged to the payment method on file.

5. House Rules

• Smoking is prohibited inside all properties.
• Pets are not allowed unless explicitly stated otherwise.
• Parties or events are strictly prohibited.
• Guests must comply with any additional rules provided at check-in or during their stay.
• Guest Registration: Please ensure that all guests are added properly to the current
  booking. It is fundamental that we fully comply with regulations and policies.
• Airbnb Liability: All guests currently staying in the apartment must be included in
  Airbnb liability policy.
• Extra Guest Fees: There is a $10 extra guest fee for any additional guests beyond the
  original booking.
• Unauthorized Guests: Unauthorized guests or visitors will result in a penalty of 3 times
  the extra guest fee, totaling $30 per day.

6. Liability and Disclaimers

• Guest Belongings: BP Stays is not responsible for the loss, theft, or damage of personal
  belongings. Guests are encouraged to use available safes and take necessary precautions.
• Liability Waiver: Guests agree to release BP Stays from liability for personal injury,
  accidents, or illness during their stay, except where caused by our gross negligence.
• Force Majeure: We are not liable for delays, interruptions, or cancellations due to events
  beyond our control, such as natural disasters, pandemics, or government restrictions.

7. Privacy

Your personal information will be handled in accordance with our Privacy Policy, which can be found on our website.

8. Disputes and Governing Law

• Dispute Resolution: Any disputes arising from these Terms and Conditions will be
  resolved through negotiation. If no resolution is reached, disputes may be referred to
  arbitration or small claims court as appropriate.
• Governing Law: These Terms and Conditions are governed by the laws of the State of
  New York, without regard to its conflict of laws principles.

9. Amendments

We reserve the right to update or modify these Terms and Conditions at any time. Updates will
be posted on our website and will take effect immediately unless stated otherwise.
